Pool Security – Maryland Code Requirements

Owners are highly encouraged to attend.  This will be a power-point presentation to include photos and architectural drawings so it recommended to join the on line meeting versus simply calling in.  

A Virtual Town Hall Meeting for the Unit Owners and their tenants will be held on Friday, March 5, 2021 at 7:00 pm to introduce the community to new code requirements regarding the pool and access from the Clubhouse.

Pursuant to Code Maryland Regulations (COMAR) 10.17.01.21, “Barriers”, pool owners and operators are required to ensure adequate protection is provided to prevent people from entering into a pool enclosure, falling into the pool or spa, and possibly injuring themselves or drowning. 

The Queens Landing entrance to the pool area from the Clubhouse is currently a fire-exit and as such there are no restrictive barriers to prevent any person from entering the pool area and falling into the pool.   The Queens Landing pool was inspected in early 2019 and was deemed non-compliant by the Maryland state fire marshal representative for Queen Anne’s County, Jeff Morgan
