Subject: IMPORTANT ANNOUNCEMENT – New Owner Portal

Dear Homeowner(s):


We are excited to announce that Tidewater Property Management, Inc. is transitioning to a partnership with CINC Systems, LLC to provide an updated, fresh and innovative new way to access your community’s payment processing and web services!  We are confident you will see a positive impact from these partnerships, and we look forward to continuing to provide you with the highest level of service.


Our formal transition to CINC will take effect on January 1, 2024, however work has been underway for months and will conclude at the end of January. Please note that during the transition period, you may experience a delay in some processes.  It is necessary to briefly suspend transactions in order to bring your community’s data into the new system.  For example, online payments and homeowner balances will be temporarily unavailable while we verify homeowner balances in the new system. 


The URL that you can use to pre-register for your new portal account can be found at the very bottom of this letter along with a link to a short video that will show you a sample of the new portal. (Additional communications will be sent from the new system as well.) On your first visit to the website, you will need to register your account. Simply click on the “Register” button and complete the information required. Once your registration request is reviewed and validated by Tidewater, you will receive an email with a link to set your password. You can then log in with your email address and new password to access information about your community. Please note, some functions and information may be temporarily unavailable while we work to finish the set-up and transition.


The new portal will not accept payments until after January 1st when the integrated systems have been switched over from our prior operating software to CINC.


If you are currently set up with ACH through our office and/or our third-party payment system(s), you will NOT need to re-enroll in these services as they will be carried over to the new system. Additionally, your account number and the remittance address for the payment lockbox will NOT be changing. If you utilize your personal online BillPay service, it is recommended that you check to ensure the address is set to the payment address below and that your account number is referenced.


Should you wish to enroll for ACH services once the payment options are live in the new system, you should follow the instructions above to enroll for your account. Once logged in, click on the “Pay Assessments” link and follow the prompts to set-up your recurring payments.


If you wish to continue mailing your payment, please ensure it is made payable to the association and that your account number is listed in the memo line. Mailed checks may be sent to:

The new portal will provide more access and capabilities to submit correspondence to the Association and access important community information. We are very excited about the upcoming change!
