Looking for Contractors – Do You Know Any?

As some may be aware, finding qualified contractors can be a struggle for this area.  To date we have reached out to over 35 contractors throughout Maryland, Delaware, Virginia and Pennsylvania in an effort to get quotes for various projects such as door/window replacement and siding repairs and while we have received notes of interest, we have not received any bids. So, we are reaching out to the community. If you know of a contractor that is qualified to do work with EIFS/Dryvit and Stucco the Association would love to get their information. Contractors will need to be vetted and must provide/meet the following requirements:

 

1.    W-9 (2018 form)
2.    Copy of License if applicable (ex. MHIC License or other pertinent license)
3.    Certificate of Insurance
        a.    Vendors must have the following listed in the additional insured box: The Queen’s Landing Council of Unit Owners and Tidewater Property Management, Inc. 3600 Crondall Lane, Suite 100, Owings Mills, MD 21117
        b.    Must have general liability coverage with a $1 million minimum limit.
        c.    Must have workers compensation coverage with a $500,000 minimum limit.

 

Contractor must be Sto Certified or willing to be Sto Certified if being considered for window/door replacement or doing exterior siding repairs. Once vetted, we are happy to provide scopes of work, specifications and inspections as we have all of the information they need to be able to provide a quote.
